Do perform an initial mortgage pre-qualification to get a rough estimate of how much you can afford. This can be done through our online application button "APPLY NOW". You will need to provide documents that support the application.
Don't start looking for a home until you are pre-approved. The pre-approval process will help you set a budget, because the last thing you want to do is get in a house that you think you can afford, but its out of your budget.
Do prepare a savings plan to mitigate any financial issues. Going under contract normally consists of money coming out of your pocket initially for the option money, earnest money, appraisal, inspection and survey.
Don't make large unplanned purchases that could drastically reduce the funds in your bank account. The underwriter and processor will want to source any large deposits or large withdraws, so please contact Chris Murray before doing so if it is an emergency.
Do think about your credit score and continue to improve your credit rating when possible. Contact Chris Murray with any questions on your credit ratings.
Don't make any new purchases on credit, have your credit pulled or open any new credit applications once you are under contract. You will be able to resume normally after you have closed on your home.
Do insure you have a stable job and a source of income before purchasing a home. Stability is a key factor in the loan process.
